How to market a Barcelona property privately

A guide for owners considering a selective, considered and confidential property marketing process without compulsory public exposure.

Private, phased property marketing

The first phase introduces the property to qualified VARELT buyers. Where appropriate, distribution expands to selected partners. Public channels are only considered later with the owner's express authorisation.

Privacy does not mean a guaranteed sale. Price, circumstances, documentation and demand still determine whether the process is viable.

Prepare a professional presentation

A presentation should explain the property clearly and without exaggeration. Layout, floor area, condition, approximate location, terms and visual material are prepared as agreed.

Photography and video should only be created and shared with permission. Documents may need to be provided to the relevant professionals later.

Assess fit before accepting the property

VARELT Private does not seek to accumulate listings or accept every home. There should be a genuine intention to sell, fit with demand, reasonable viewing access, a coherent expected price and the ability to present the property to VARELT's commercial standard.

Every property is reviewed before acceptance. Acceptance does not guarantee a sale or the immediate availability of a compatible buyer.

Qualify interest and coordinate viewings

Controlled exposure aims to avoid indiscriminate viewings. Basic fit should be assessed and the permitted level of information defined before introducing the property.

The owner retains control of price, terms and every proposal. External professionals are involved where appropriate and their role is explained separately.

Fees and transparency

With VARELT Private, the owner pays €0 in fees or commission to VARELT. Each property is subject to a prior fit review and the owner remains free to decide whether to proceed.

If a VARELT Buyer client is interested in a VARELT Private property, its origin and VARELT's role are explained transparently. The buyer remains free to decide.
