A considered selection of properties
We do not seek to accumulate listings or accept every home. We consider Barcelona properties where there is a genuine intention to sell, the expected price is coherent, the home can be viewed, it fits our demand and can be presented to VARELT's commercial standard. Its legal and occupancy position must be capable of verification.

Is the property publicly listed from the outset?+
No. The first phase is private and focused on qualified VARELT buyers. Distribution may then expand to selected partners, and public channels are only considered with the owner's express authorisation.
What happens if the private phase does not generate interest?+
We review the response and may adjust the strategy or expand distribution in stages with the owner. Public exposure is never automatic.
Why is VARELT Private selective?+
Because we do not seek to accumulate listings. A property must fit demand, have a coherent expected price and be capable of presentation to VARELT's commercial standard.
Can I sell my apartment without paying VARELT a commission?+
Yes. The property owner pays €0 in fees to VARELT for marketing through VARELT Private. The property must first pass a fit assessment.
Do I have to publish my home on a property portal?+
Not necessarily. VARELT Private supports confidential, controlled marketing to compatible buyers and selected partners.
Does VARELT accept every property?+
No. We review price, location, characteristics, situation and genuine marketability.
Does VARELT guarantee a sale?+
No. Acceptance does not guarantee a sale or the immediate availability of a compatible buyer.
Does the owner remain in control?+
Yes. The owner decides the price and terms and is free to accept or reject any proposal.
Can I introduce a property that is already listed?+
Yes. Tell us whether it is listed and whether an agency or current agreement is involved. VARELT will review the situation before proposing any action.
What happens if a VARELT Buyer client is interested?+
VARELT transparently explains the source of the property and defines the scope of its involvement in advance. The buyer remains free to decide and receives an analysis of the opportunity.
